In this San Francisco development, we completed a comprehensive construction of paving and concrete structures, driving the project from raw subgrade preparation to high-performance structural finishing. The execution began with precision site fine grading, an essential engineering phase to establish exact drainage slopes and long-term foundation stability, strictly adhering to general industry protocols and California regulatory standards (such as Caltrans Section 26 for aggregate bases).
We performed targeted structural excavations to accommodate foundations for walls, canopies, and grade beams, ensuring secure physical anchoring. Over the prepared subgrade, we placed and compacted a 6″ layer of Class 2 recycled rock base, creating a uniform, unyielding foundation mandatory under both concrete and asphalt paved areas.
For the structural and pedestrian elements, we designed formwork and poured concrete walkways at 4″ and 6″ thicknesses, alongside approximately 325 linear feet of structural concrete walls. We constructed a robust 6″ concrete foundation slab integrated with a reinforced perimeter interior curb utilizing steel rebar to absorb tensile stresses and heavy static loads. The vehicular parking facility was engineered by installing and compacting 3″ of Hot Mix Asphalt (HMA), optimized for ongoing traffic resistance. Finally, technical service integration was achieved by core drilling through existing 8″ concrete walls to install PVC conduits and dedicated storm drainage systems, concluding with the installation of a heavy-duty steel pedestrian gate featuring ADA-compliant panic hardware.

Challenges and Solutions

Specialized Structural Excavation and Foundations:

The site demanded highly precise excavations to embed foundations for concrete walls, canopies, and grade beams. We implemented a strictly controlled excavation layout, settling these critical loads onto stable soil strata without disturbing adjacent property elements or compromising foundational safety.

Critical Elevation Change Management:

The local topography presented complex slope variations that threatened perimeter earth stability. We successfully mitigated this risk by engineering and constructing a 6.5-foot-high concrete retaining wall structurally reinforced with 14 pilasters, providing the lateral resistance necessary for permanent soil containment and slope stabilization.

Advanced Utility and Drainage Integration via Core Drilling:

Existing concrete structures blocked the path of incoming utility lines and pluvial runoff management systems. We performed precision core drilling through 8″ thick concrete walls, facilitating the clean and watertight installation of PVC conduits, electrical pathways, and storm drainage without degrading the structural integrity of the wall.
